In 2016, in partnership with beam development, UD+P entered into a joint venture with Portland Music Company (PMC), the owner of this 17,000 sq ft property.

Under the terms of the agreement, PMC contributed the land at a fixed price, while UD+P and Beam Development are redeveloping the site, which was home to PMC’s retail music store and offices until spring of 2018.

We started construction on District Office in May 2018. The project’s development program includes six floors of flexible office above ground-floor retail and underground parking. The building will be constructed of Cross-Laminated Timber (CLT), an innovative, exceptionally strong and durable engineered timber product manufactured using wood from sustainably managed forests. Compared to most other building types (e.g. concrete, steel and masonry), CLT buildings have a lighter carbon footprint, superior thermal performance, and better energy efficiency—and they are becoming increasingly popular among innovative developers for their high-profile urban construction projects.

District Office features large, clear spans, open floor plates, and flexible office floor plans that can be reconfigured in numerous ways over time. The building’s architecture and design incorporates exposed beams, gorgeous wood details, and large sun-filled windows to create a modern industrial aesthetic. Its close proximity to our Hotel Grand Stark and 550 SE MLK properties provides opportunities to develop these projects with complimentary designs and programs. The project was delivered in 2020.
