Windows on MLK7100 NE Martin Luther King Jr. Blvd. (retail) Windows on MLK was a bank-held property that we purchased at a steep discount. The previous owners of this North Portland building had made a significant investment in new construction and completed 65% of the project, but construction had been stalled for some time when the bank took possession. The building had been boarded up with the sidewalk fenced off for 2 years when we purchased it in the summer of 2010; we completed the build-out of Windows on MLK and began leasing units just months later in November. We preserved the original brick exterior of the ground floor and enhanced the retail storefront—including new windows—with a nod to the original design. We also upgraded the ADA accessibility of the retail space. We installed rain screening and re-sided the residential portion of the building, added new decking, and completed the landscaping. Overall, we greatly improved the aesthetic appeal of the building and its corner of the Woodlawn neighborhood. Windows on MLK now has three floors of attractive new apartments atop a ground floor of retail space, with a secured parking lot, secured bike storage, and an elevator. These are among the best-appointed and most spacious apartments in the area. The units have beautiful views, and the 4th floor mountain views are especially spectacular on a clear day.
