Reliable is our redevelopment of the former Reliable Parts building at 3103 SE Division Street. This is an underutilized property in the center of a developing retail corridor within a well-regarded residential neighborhood. With the property's desirable, transit-oriented location, our project will add value to the neighborhood by invigorating it with thoughtfully designed retail and residential space.

Whereas other companies might completely demolish the existing structure because of the high land value, UDP's concept for the property preserves many components of the original building, significantly reducing waste. Expanding on a concept originated by UDP co-founder Steven Pontes, architect Kava Massih's bold design provides beautiful living space for residents and attractive retail storefronts for neighborhood-serving businesses (see renderings above). Our plans for the building include 8,000 square feet of retail and one residential unit on the ground floor, with 12 residential units upstairs, plus an outdoor residential courtyard private to the residents. We began construction in Q3 of 2009, and we will update this webpage when we complete significant phases of construction.
