FOREST AND GARDEN APARTMENTS

The Forest and Garden Apartments exemplify UDP’s guiding principles in several ways. This is our historical gem, located at the corner of NE Hoyt and NE 20th in the heart of the ABC historical district, a vibrant urban community that is serviced easily by the bus line and street car. Because the land value is high, another real estate development company might have simply demolished the buildings, which were in need of significant repair and restoration. But we consider the Forest and Garden Apartments to be a vital part of Portland's urban landscape, and we specialize in rehabilitating such old and significant buildings.
In 2009, UDP completed remodeling on the apartment units, and during the process we kept Forest and Garden approximately 93% occupied. Whenever it was prudent to do so, we preserved the historical elements of the building, both exterior and interior, while we upgraded certain important features to ensure that Forest and Garden is a beautiful and viable living space for decades to come. If you click through the photos above, you can see the level of remodeling that took place: we patched or replaced interior walls, refinished the hardwood floors, upgraded the existing Formica countertops with tile, replaced hardware and plumbing finishes, and completed full electrical upgrades. UDP worked closely with the City of Portland to replace damaged or rotting window fixtures and frames in accordance with historical building guidelines. We also replaced most of the building’s exterior stucco, and we landscaped the property in the spring of 2009. We were delighted to partner with Energy Trust of Oregon to bring this work to fruition.
We completed the project within our original timeframe, and we are proud to have turned the Forest and Garden Apartments into an economically viable, income-producing property.
